I tell new agents to start networking. Go to Chamber Mixers where you can not only make business contacts but word of mouth advertising is the best way to go. You also need to think creatively. For Valentine's Day, you can use a box of conversation hearts to say "I would love to be able to help you find your new home".

You can also contact the title companies and ask them to do a list and labels for the area that you want to target. In some of my mailings I've used new one dollar bills as a reminder that things change quickly now is the time to buy. Here is an incentive......
References :
16 yrs real estate

Out of all of the things I’ve been sent: recipe cards, calendars, sports schedules, the only one that I’ve ever kept is a magnet with measurement conversions on it. That said, I’ve heard enough about the sending agent to know she’s not she’s not the best in the world so I hope never to have to deal with her. It’s not so much about what you send as people remembering you when they need an agent.

The most successful agent I know couples mailings with door knocking. So he makes sure that his mailers either go out a day or two before or after he’s in the area. They’re usually just simple postcards, but what matters is that people see his face & his logo over and over and he's not just sending out mailings without doing any leg work. Honestly, would you hire someone simply because they sent you a post card? You have to get out there and show them that you’re motivated.
References :
I know how hard this market is. I've been in this for nearly 20 years and have gone back to do the basics like when I began. One thing I will say NOT to put your money in and that is print advertising, like newspapers.

Mailings can be beneficial, but think outside the box. Ah here's one that works, think "shoe" box to get your foot in the door!

Believe me when I tell you that most people don't care; what credentials you have, that you can save them money, that you make millions every year, the you are the top in your office... Self serving isn't what draws people to you. Be sincere, be honest, ask for the business, provide information without regard to payback. In some cases you will win and in most you will lose. It's the way you play the game and honesty always wins out. Best of Luck from Minnesota!
References :
Appraiser/Realtor/MN

Direct Mailing for Real Estate Leads?
I am a new agent and I am trying to generate the most business for myself that I can. My office will do all of my mailing free for me so I am taking advantage of this. I need some creative ideas on what to send them. I am farming one particular area and also a small group of people I know. Any ideas will be appreciated!
